A man and woman will face court accused of murder after the discovery of a man's body just metres from a busy train line in Melbourne's south east.

Victoria Police say the charges follow an alleged incident at a residence on Binalong Avenue, Chadstone, on Tuesday, where it's believed a man in his 40s was assaulted.

Emergency crews were called to a fire at the address about 9pm.

Forensics police have established a crime scene at the house, with teams on the ground on Saturday.

The body of a man, yet to be formally identified, was found around the corner in Railway Parade in Chadstone on Friday afternoon following a large search undertaken by officers.

Forensics experts have also established a crime scene where the body was found, reportedly tied up, slumped against a metal fence.

Nearby homes were also searched for potential evidence.

Passengers travelling along the Glen Waverley train line had unwittingly been passing the man's body for several days before he was discovered.

The court appearance follow the arrest of a 36-year-old woman in Seaford on Thursday evening. A 35-year-old man was also apprehended by detectives in Carrum Downs on Friday afternoon. Both are from Chadstone.

The two were each charged with murder and remanded in custody to appear before Melbourne Magistrates Court later on Saturday.

Police say they believe the parties involved were known to each other.
